The first cup, before anyone's awake

There's a particular hour here, before anyone else is up, when I take the first cup of coffee out to the deck. The birds are just waking, and the light comes on slowly, it touches the mountaintops across the valley first, then works its way down until the whole valley is lit. You hear it as much as see it: the quiet is so complete that the birdsong feels close. That stillness is one of the truly exceptional things about this place. On a good morning I don't move for an hour.

What winter actually asks of you

Winter here is honest work, and worth it. When the snow comes it covers the whole place in a deep white blanket, a genuine winter wonderland. Yes, you plow the driveway and put chains on for the steep pitch; that's the deal. But the same driveways that need clearing turn into the best sledding hills you've ever had, good for hours. And when you want groomed trails, the Okanogan Highlands Alpine Club's cross-country ski park is a short drive away. We look forward to the first real snow every year.

Stars you forgot existed

At three thousand feet, the night sky up here is the kind you forget exists. On a clear night the stars are dense enough to make the constellations hard to pick out. Point a telescope at Jupiter and you can pick out its moons; Venus hangs low and bright enough to throw a glimmer, and a full moon lights the snow well enough to walk by. We've spent more evenings than I can count just standing on the deck, heads back, not saying much.

A favorite local day

The drive we take when friends visit

When friends come to stay, we take them on one of two loop drives. The first is a three-hour tour west through Chesaw and Wauconda, over to Tonasket, and back. The second heads into the Similkameen River valley to Palmer Lake, through Loomis, past Spectacle Lake, and back to Highway 97 toward home, also about three hours. Both are the kind of unhurried, windows-down drives that show you why we live out here: lakes, forest, old towns, and almost no traffic the whole way.

What is the road surface and typical access?
The approach is gravel, a county-maintained road that transitions to a neighborhood-maintained gravel road. The property has a front farm-and-cable gate, plus a second access through a lockable gate on the north side.
Who maintains and plows the road?
The HOA maintains the road up to your driveway. Local plowing services are available to hire for the driveway in winter.
How does the home get water?
A private, on-premises well drilled to roughly 300 feet.
What septic system is present?
A two-chamber septic system with a gravity drain field, located down the slope from the home.
What are the heat sources, primary and backup?
An electric furnace is the primary heat, with a propane fireplace stove as a secondary source.
What internet have you actually used here?
Both satellite and fixed wireless internet have been used successfully at the property.
How does power work during outages?
Outages are rare and typically short. There's no backup system on-site today, but there's significant open space well-suited to a solar array.
HOA dues and key obligations?
Approximately $320 per year, going mainly toward road maintenance and winter plowing.
Can you hunt or shoot on the property?
Not within the neighborhood. The 9 Mile Division CC&Rs don't permit hunting or shooting inside the subdivision. The surrounding highlands, public land, and lakes, however, make the area an excellent basecamp for hunting and fishing.
Typical winter conditions?
Variable. When snow is down, the roads are compact snow and ice, and chains are advised for the steep driveway. Both the driveway and the run down to the shop make excellent sledding hills.
Nearest services, groceries, fuel, hardware, healthcare?
Groceries, gas, hardware, restaurants, and a health clinic are all in Oroville. Hospitals are in Tonasket and Omak.
The Canada / Osoyoos border relationship?
